Singapore's Keppel Data Centre REIT purchases data centres in Japan for $145 million

Keppel DC REIT, a Singapore-listed real estate investment trust that invests in data centres and its sponsor Keppel will buy a Tokyo data centre for 23.44 billion yen (145 million dollars), the REIT’s first Japanese acquisition.

Keppel DC REIT Management, the REIT manager, said that the figure represented a discount of 2.5% to the 24 billion Japanese yen valuation for Tokyo Data Centre 1.

The manager of the REIT said that Japan is Asia's second largest data centre hub. It will expand at an annual compounded growth rate of more than 10% between 2024 and 2028, driven by the proliferation artificial intelligence.

Loh Hwee Long said that Japan is a key market, and the addition Tokyo Data Centre 1 to the portfolio will enhance its geographical diversification, as well income.

Keppel DC REIT, which will complete the acquisition of the data center in the third quarter of this year, will own 98.47%, while Keppel will hold the remaining 3%.

The manager of the REIT said that Tokyo Data Centre 1 would be funded by yen denominated debt.
