Dubai's financial sector is set to expand by billions of dollars

Dubai's International Financial Centre DIFC will undergo a multi-billion dollar expansion, according to the Dubai Media Office. The emirate is aiming to make DIFC one of the largest financial hubs in the world.

Dubai Media Office reported on X that the development, dubbed Zabeel District and announced on Tuesday, has a total value of $27.23billion. The development will provide office, residential and retail space, as well as education and arts facilities, over an area approximately the size of 120 American Football fields. The expansion of the financial hub will be "connected" to the Dubai Loop - a proposed underground high-speed transportation network announced by Elon Musk, UAE authorities and other officials - and be able host autonomous vehicles and flying taxis.

DUBAI EXPANDING

Dubai is pursuing a major push in infrastructure and real estate, including the expansion of the DIFC, which will be completed within the first quarter of this year.

According to estimates, the Gulf's business hub and tourism destination, which is home to the tallest building in the world, has experienced a property boom following the pandemic, fueled by foreign investment.

Hubs such as DIFC are attracting more firms, as Gulf countries diversify away from oil and invest billions of dollars in sectors such infrastructure and financial services.

As of the end November, there were more than 8,000 registered active companies, including hedge fund, which has seen its number more than double since 2024.

Developers are betting that there will be a steady demand for office space, as companies continue to move in, attracted by lower taxes, convenient times zones and the presence of some of the largest sovereign wealth funds.

First phase expected to be delivered in 2030. The project is one of the largest in the emirate. It will include a new Metro line and a $35 Billion?expansion at the Al Maktoum Airport.

The DIFC stated that "the project will be funded by a combination internal resources, future revenue from development, and any other necessary financing structures."
